Precaution of troubles in the room

24h Ventilation System

Condensation is the water drops that can form on windows and walls
Please use the fan and circulate the air in the kitchen and bathroom.
If your building has 24h ventilation system,
please open the exhaust port and use the ventilation system.

If you don't use the 24h ventilation system, health can be affected in addition to condensation.
Open the storages and let the warm air come in, use "sunoko" under the storage things and let the air circulate, move storage things few cm away from the wall and that would improve the air circulate as well.
It's also efficient to open the windows 5-10 mins before you go to bed.
If you hang wet laundries in your room, it may cause condensation or mold so please hang them outside or in the bathroom if there is a bath dehumidifier.

Daily Use and Cleaning

The floor is coated on the surface so it will repel water for a short time, but if it's exposed to water for too long, it may absorb water and expand or corrode.
Depending on the damage, it may be necessary to replace the floor so please be careful.

Please clean the oil stain on the fan over the kitchen regularly. If you let it stain for a long time, you may have to replace it or change some of the parts of the fan.
For the stain on the plastics such as the toilet seat or the sink, if you don't clean regularly, the color of the dirt may stain to the plastic parts.
Once it stains deep, it won't come out so you may have to change that parts of it.
Please note that any other stains in the room, if we can't remove it with cleaner, you may have to pay to for a repair or parts replacement.

Trouble measures in the room

Equipment damages

If you break any equipments in the room, please contact us as soon as possible. Your insurance may cover the repair cost depending on which kind of insurance you have. (For example, you dropped something to the sink and it broke.)

When the circuit breaker trips

If the capacity of the electricity is exceeded or there is a short circuit in the devices, the circuit breaker trips and the power will be out. In such cases, check any of the expected problem areas carefully before you turn on the circuit breaker.
*Please DO NOT touch the breaker with wet hands, or try to take the breaker to pieces or touch inside.

When the light bulb is out

When the light bulb is out, get the same light bulb described on the equipment and change it to a new one.
If there is no description, you can get the same light bulb and it should be fine.
If there is a cover for the light bulb, there are two kinds of them.
One is to turn around to open, and the other one is to pull to take it off, so please watch it carefully and remove it.
In case of using a fluorescent tube, please repair the glow lamp at the same time.
If the glow lamp is old, power will not be transmitted well or it won't turn on.

Air conditioner troubles

If there are any troubles with the air conditioner,
check the condition and let us know the manufacturer and models of the air conditioner.
If you try the following items before contacting us, symptoms may improve.
If the maintenance (filter cleaning etc.) is not performed, please be aware that the resident may be charged with the recovery fee.

When the air conditioner doesn't get cold enough

Are you cleaning the air filter?

Please clean them regularly (once every two weeks). Cleaning the air filter prevents a lot of troubles
Please clean the filter with the vacuum cleaner or wash it with water.
If you wash it, please dry them well before you put it back.
If the maintenance (filter cleaning etc.) is not performed, please be aware that the resident may be charged with the recovery fee.

When the air conditioner doesn't turn on

Have you changed the battery of the remote?

It may improve if you change the battery of the remote control.

Is the power lamp of the indoor unit flashing?

It may improve with reset procedure. Unplug for about 10 mins and try to turn it on again after.

Water leakage or hearing abnormal sounds

Are you using the kitchen fan at the same time?
Is the air ventilation in the room open?

If you use the air conditioner in the highly airtight apartment, air may flow backward if all the air is stuck, resulting with abnormal noise or water leakage.

Troubles with hot water supply and gas appliances

When you need to fix hot water supply or gas appliance, we need to know the product number, and placement of hot water supply. If there are any troubles, please check.

Hot water isn't coming out.

Have you turn on the gas already?

You need to contact gas company and open the gas connection with them.

Is the gas remote on?

If you don't turn on the remote, hot water wouldn't come out.

Does the gas stove work?

If your kitchen has a gas stove, please check if it works. If it works, the problem is not with the water heater so please contact us. If it doesn't work, it could be the emergency shut down from the gas company (earthquake, using gas for a long time). In which case, please go to the gas meter box outside of your entrance and try recovery operation following the procedure below.

How to recover the gas meter

1.Turn off all the gas appliances and close the gas valves.
2.Push the return button about 3 seconds (take out the black cap) until you hear clicking sound and release. *Red light will turn on.
3.The red light at the front will blink *intelligent gas meter will check the gas leakage.
4.Wait more than 3 minutes before using any gas appliances.
5.Make sure to see the red light is turned off.
6.You should be able to use the gas.

Have you changed the battery for ignition of the gas stove?

Below the gas stove, there is a battery box. If the red light is on, it means battery need to be changed so please change it and try again.

Is the banner cap at the center of the stove at the right place?

When you clean the stove, sometimes banner cap ends up in the wrong place. Also, it could happen when you cook and if the banner cap is wet. When the fire comes out but goes away quickly, please check the placement of the banner cap, dry it if it's wet, and try again.

Troubles around the water

Depending on the conditions and degree of the problem, it may affect the lower floor.
Please check the condition as soon as possible and contact us. Please note that fixing may need time so please wipe off the leaked water as soon as possible.
Depending on the details of the water leakage accident, you may need to pay for the reparation.

Stuck drainage pipes

If the pipe is stuck with your hair or objects, we have to charge you with cleaning fee. Pipe could get stuck with oil as well. To prevent stuck drainage pipes, please try the followings.

Bathroom

If plastic dust removal is installed, please clean it and drainage trap regularly. (Indication: Once every month, if you have long hair, once every two weeks.)

Washstand

Attaching a dust removal net to the drainage port can prevent hair and other things from falling into the pipe. In addition, please clean regularly using cleaner that is available at any stores.

Toilet

If you flush tissues, it would clog so please don't flush any tissues. Make sure to use water-soluble paper.
Most of the toilets these days are water saving type so if you flush a lot of paper, it would also clog so please be careful.
If it gets clogged, use the rubber cup available at stores and fix it.

Toilet doesn't flush or water doesn't stop

Is the cleaner etc. in the toilet clogged in the drainage valve?

If so, please remove it.

Is the chain inside the toilet tank tangled?

If it is tangled, please fix it.。

Is the rubber float damaged or deformed?

If so, we need to fix it so please contact us.
If it is not rising to the water level or stuck, adjust it to move to the water level.

Unpleasant odor from the drain

If there is unpleasant order from the drain, please check the following

Every drain has a drain trap and seals with water to keep the odor down. When you first move in or you have been away for a vacation, these traps become dry and not being able to keep the odor down. First of all, please check if the trap is installed. Next, run some water with all the drains and the smell slowly will disappear.
Most of the times, odor occurs when there is dirt inside of the pipe so please clean regularly with available cleaner and use hot water to sterilize to prevent unpleasant odor.

Condensation prevention

Condensation is the water spot that occur on the walls or windows.

Water vapor that occurs in the kitchen or bathroom, you can use the fan. (If fans are not working, please contact us.)
Open the storages and let the warm air come in, use "sunoko" under the storage things and let the air circulate, move storage things few cm away from the wall and that would improve the air circulate as well.

When a leakage accident occurs

Administratively, if the cause of the leakage is unknow,
please close the main tap and we may visit the room with notification in advance.
If it is an emergency, please understand that we may enter the room without giving you notice.

Lower floor

If there is leakage, please contact us with the time of the incident, amount of water leakage, and damage report.
If the upper floor is home, please let them know.

Upper floor

If you leak the water, please contact us immediately.
To minimize the damage of the lower floor, wipe off the water quickly.
Please visit the lower floor to check if there are any damage to them.
*Depending on the damage, you may have to pay for the recovery fee of the property or indoor repair.

When the circuit breaker trips

When the circuit breaker trips

Please try the followings.

-Make sure the Earth Leakage Circuit Breaker is off.
-Turn off all the safety breakers (wiring circuit breakers).
-Make sure the amp breaker is on.
-Turn on the Earth Leakage Circuit Breaker.
-Turn on the safety breaker one by one (wiring circuit breakers).
* Please DO NOT touch the breaker with wet hands, or try to take the breaker to pieces or touch inside.

When the reflection of the TV is bad

When the reflection of the TV is bad or doesn't show anything, please try the followings.
Please check if the TV terminal is installed on TV side and wall side.
If it still doesn't improve, it could be the problem with shared facilities (Antenna or Booster etc.) so please call the management company for common area.

*However, please be aware that the resident is responsible for the breakdown of the TV or terminals not being installed properly.

Are the calibers and types of light bulbs suitable?

Bring fluorescent lights or light bulbs that have run out to the shop and purchase the same ones.
If they are not suitable, it may not work.

Have you changed the glow lamp?

When you use the fluorescent lights, the problem could be the glow lamp.
Even though you change the fluorescent light, if the glow lamp isn't working it won't turn on. So please change the glow lamp as well.

Is the light bulb inserted straight?

If it is not inserted straight, the connection is not as strong so it will turn off shortly.

False alarm prevention

Are you using the fan when you use the stove or when you take a shower?

When you cook or take a shower, alarm could be activated with the smoke so please use the fan.

Are you using hair spray close to the alarm?

If you use Japanese hair spray called "Ke-pu" or other spray with a lot of gas component, it could activate the alarm so please use them far away from the alarm.
In case of activating the false alarm, alarm sound in the room or in the hallways is very loud. Most of the residents would think there is a fire and makes a big deal out of it so please be careful with false alarm.
Please note that if security guards or fire fighters or police men come, it could take a while to figure out the cause so please be careful.

About cancellation notice

You can inform us with written cancellation notice within renewal duration that is written on the contract.
Please check your contract to know the deadline of the cancellation notice and if you are not sure, please contact us.
Other than submitting written notice described below, you can also submit our cancellation form from our website.

  • Notification Method 1

    Cancellation notice

    We will contact you by an email once we receive your notice and confirm the detail.
    If your cancellation notice is not completed, we may not be able to proceed it.
    Note: if you have corporation contract, please submit cancellation notice with company seal at a later date.

  • Notification Method 2

    Sending the cancellation notice by mail.
    -->We Accept your notice with the date of postmark on the envelope.
    After receiving and checking the detail, we will call you to confirm.

  • Notification Method 3

    Sending the cancellation notice by FAX then send the actual notice by mail within three days.
    -->We accept your notice with the date of the FAX.
    After receiving and checking the detail, we will call you to confirm.
    If you send the cancellation notice by mail or FAX, please give us a call to make sure we have received.

About procedure after notification

  • About moving out

    Please be careful not to make any damage as you moved in.
    We also offer affiliated moving company that can be discounted and used when you move out.

  • Settlement of utility charges such as electricity, gas, water prices

    Please settle all the contract that are under your name such as phone, internet, cable TV, etc. before the moving day.
    Postal transfer or change of newspaper delivery may take a while so please deal with them with enough time ahead.

  • About Final check

    We will have a final check after you move all of your belongings out.
    If you have a preferred date or time, please let us know as soon as possible. Toward the end of each months, final checks get occupied so please understand that we may not be able to do it with your preferred time.
    Please set a time with day light so we can check the conditions better.

  • Rent calculated by daily / Settlement of security deposit

    Please pay the full amount of your last rent.
    Please note that if there is a refund, it will normally be returned one month later.
